  • = $880 estimated all up or may be less.

If Owners Corporation (OC) Applicable to your Sale, formerly known as Body Corporate

  • Add between $200 and $320 ex gst IF applicable. If not applicable don’t add on.

Help me in Selling a Property – Engagement Form

Inclusions

The following is included in the above estimation.

  • Starting at $500 for our professional fee.
  • Purchasing one title search and plan of subdivision.
  • Preparing one Contract of Sale or One Auction Contract and one Section 32 Statement.
  • Attending once at Settlement at a Melbourne Central Business District Location.
  • Preparation and sending of a disposition notice to the necessary authorities eg Council, Water and Owners Corporation as the case may be.

Not Included

  • Purchase of any other information required to complete your Contract and or Section 32 Statement – eg. Building permits, owners corporation or as the case may be.
  • Purchase of any Auction Certificates (optional however) as the case may be.
  • Anything else not listed in the inclusions, however we will attempt to notify you of this as the case arises, if applicable.
  • Any other reference in our ‘Costs Disclosure’.

Other Important Information

When you sell a property 'The Sale of Land Act' requires the seller to provide what is known as a Section 32 Vendor’s Statement. Often called a ‘Section 32', commonly by the agents.

Conveyancing Victoria Melbourne do this quite fast and the average turn around time is 2 to 4 business days after receipt of all the information we need in order to complete this document.  If you don’t supply all the information the turn around time doesn’t start till you have provided all the relevant information or any searches required have returned to us in order to complete.

Because its important that we get the information correct, we provide a checklist to our clients that is as easy as ticking a box to answer.  We will email you this information.

We will ask you for copies of the documentation that we will need, if applicable, to complete your Contract & Section 32. We can order, at your cost anything that you don't have, so don't worry too much it, at this point in time.

Any work outside of listed inclusions is completed on a ‘time basis’ charge which equates to $9 per minute charged in minimum 15-minute blocks which equates to $135 ex gst.

Construction and Building Permits (if applicable)

Anything done with a building permit in the last 7 years has to go in the contract. So, if any building permits or notices of any type have been issued about the property you are selling, we will need a copy of them. We shall advise in our checklist to you.

Owners Corporation (used to be called Body Corporate)

When selling a unit or even a house or vacant land, sometimes the property & or the estate its in, has an owner’s corporation applicable to it. If, this is the case with your property, we will need to get an owners corporation certificate to complete your section 32.

Notices from any person, government or public authority

We will require you to provide ANY Notices received from any Government or Public Authority that could in any way affect a person’s decision to buy the property must be advised of. We will advise about this in our checklist.

Tenants

If the property has been tenanted or leased in any form or fashion you will need to advise us.

GST

If you are selling a commercial property, Goods and Service Tax (GST) might apply.
